A new home is one of the biggest investments you’ll make and we’ve worked hard to ensure the process to build your new home at Port Nikau is as simple and straightforward as possible. Our building roadmap will help to guide you every step of the way, from finding your section and selecting your plan, to choosing your builder and overseeing construction.

For a streamlined building process, you can opt to use our design concepts and building partners, or you’re welcome to partner with a builder of your choice.

1. Site visit

We welcome visitors to Port Nikau! Come and explore our Stage 1 Arataki Development and then pop in for a coffee at our Port Nikau showroom (due for completion October 2025) where you can explore potential sections and familiarise yourself with Port Nikau Life, as well as our design guides, site plans and building partners.

2. House plans and building company research

The best way to research and decide on house plans and potential building partners is to visit our website, email us or visit our waterfront showroom. Talking to the different building companies will help you understand your options and shortlist a preferred builder. A selection of show homes will also be available for you to visit in 2026.

3. Site selection and purchase

Once you have selected your preferred section, talk to us or your preferred building company about holding your site for you whilst you familiarise yourself with plans, finance arrangements and finalise details.

4. Confirm builder and purchase section

With your finance in place, you can now agree contract terms with your builder and finalise a Sale and Purchase Agreement with Port Nikau Developments for the section.

5. House and landscape design approval

Working with your builder, you can now develop your House and Landscape designs and submit them to Port Nikau for preliminary approval. Once approved, your builder will develop completed plans for your final Port Nikau House and Landscape review and approval.

6. Council building consent

The next step is to submit your Port Nikau approved plans to Whangarei District Council for Building Consent.

7. Site preparation

With your home and landscaping designs approved, it’s time to prepare your section and lay the foundations for your new home.

8. Construction

Your builder will lead the construction of your new home and guide you through the build process. They will work closely with you to ensure you have all the information you need to select fittings and fixtures to complete your dream home.

9. Final touches and inspections

Once your home is built, it’s time to complete the landscaping, and for your builder to arrange final code of compliance. Once this is finalised, you can complete the handover with your builder.
